Landlord and tenant

(Solicitors for Ipswich, Suffolk and East Anglia)

Since the Housing Act 1988 and amendments made by the Housing Act 1996 the law governing landlord residential and tenants has never been more difficult to navigate. While owning property in itself is a huge responsibility, renting that property can be fraught with difficulties over disrepair's, non payment of rent, trespassing and squatting.

Similarly for tenants, we recognise that they frequently have problems with unscrupulous landlords who fail to maintain the property, harass tenants and fail to repay deposits on expiry of tenancy agreements.

At Ross Coates Solicitors we have a team of dedicated litigation solicitors with years of experience in landlord and tenant law who can assist both landlord and tenant alike in dealing with all concerns and disputes relating to the lease of residential property.

In particular we can also assist landlords in obtaining possession of properties following breaches or on expiry of fixed terms from initial advise to drafting and serving of notices seeking possession through to possession hearings themselves and if necessary the instruction of Court appointed bailiff to effect possession.

Our lawyers also have experience in dealing with particulars situations unique to commercial landlord and tenant premises such a bringing a lease to an end and in dealing with termination and grant of new business tenancies pursuant to the Landlord and Tenant Act 1954.

While renting any property can have its problems for landlord and tenant alike, it can be an investment and profitable move for both and we at Ross Coates Solicitors can assist you throughout.
